Around you, the revitalised Vale do Anhangabaú, the Theatro Municipal, Praça Roosevelt and dozens of bars and theatres. A downtown reinventing itself, alive all day. GENERAL NOTES

The building has 24-hour concierge service and an elevator providing access to the apartment. The common areas are monitored by security cameras. There are no cameras inside the apartment.

The apartment does not have a parking space.

There are two 24-hour parking lots nearby, offering great value daily rates — we can provide their information via chat once your booking is confirmed.

There are also usually street parking spaces available, which can be paid for by the hour through the city’s rotating parking system (Blue Zone). Payment is made via an approved mobile app.

WHAT TO KNOW ABOUT OUR SPACE

The apartment is for the exclusive use of guests: studio, bathroom, and private balcony. There are no shared areas inside the unit, and no one else has access to it during your stay.

Guests may use the building’s communal rooftop and shared laundry facilities, following the rules and schedules set by the building management. The washing and drying machines in the laundry are paid separately, directly on-site, and are not included in the nightly rate.

Access to the building is through the front desk, which requires prior registration of all guests. Therefore, we ask for the full name and a photo of an official photo ID for each person before arrival. At check-in, simply identify yourself at the front desk and show the same ID.

Condominium Rules

- Quiet hours from 10:00 PM to 8:00 AM;

- Parties, events, and loud music are not allowed;

- Visitors are not permitted: only guests listed on the reservation have access to the building;

- The number of guests cannot exceed what is stated in the reservation;

- Common areas are for shared use by all residents.

The studio is located in the historic center of São Paulo, on the border with Bela Vista, in one of the best areas for transportation, culture, and dining in the city.

Rua Avanhandava, just steps away, is one of the most charming spots in the center: wide, tree-lined sidewalks, soft lighting, and a stretch of traditional Italian trattorias with outdoor tables. It’s the kind of place that surprises those who only know São Paulo through the Jardins district.

Culture and nightlife

Praça Roosevelt is home to independent theaters, bars, and one of the city’s most vibrant nightlife scenes. The Municipal Theater, the revitalized Vale do Anhangabaú, and the Rock Gallery are all a short walk away. The Copan Building, by Niemeyer, and the Itália Building, with panoramic city views, are in the same area.

For dining and daily needs

In addition to the trattorias on Avanhandava, the neighborhood features traditional bakeries, casual bars, specialty coffee shops, and late-night restaurants. Markets, pharmacies, and convenience stores are just around the block, and Largo do Arouche and Bixiga are nearby.

To go further

Avenida Paulista and MASP are about a 15-minute subway ride away. The Pinacoteca, Luz Station, and the Municipal Market are on the same subway line in the opposite direction. This area makes it easy to reach any part of the city without a car.
